At Port Charlotte Village, our rules and regulations aren’t dictated by an outside management company—they are shaped by the very people who live here. As a resident-owned community our HOA and board members are your neighbors, working together to ensure a safe, welcoming, and well-maintained environment for everyone.


Our guidelines are designed to preserve the peaceful lifestyle we all value, while allowing residents to enjoy the freedom and sense of ownership that makes Port Charlotte Village unique.

Community Guidelines

General Community Rules

1). All homeowners, renters, and visitors must abide by PCV bylaws and rules for the safety and enjoyment of all.

2). Quiet hours are enforced from 10 PM to 7 AM

3). Modifications to homes or lots require prior approval through the Environmental Committee​

Pet Policies

1). Each household may have up to two small pets (25 lbs. or less)

2). Pets must be leashed at all times outside the unit.

3). No walking pets on PCV streets; transport via golf cart or other methods is required.

4). Owners are responsible for cleaning up after their pets and ensuring they do not disturb neighbors​.

Swimming Pool Rules

1). Pool use is limited to residents, renters, and their guests​.

2). Smoking and vaping are prohibited in the pool area.

3). Pool closes if temperatures drop below 60°F.

4). Use the pool at your own risk as no lifeguard is on duty​.

Parking Regulations

1). Overnight parking on streets is prohibited unless approved by the office.

2). Recreational vehicles and moving PODs may stay for a limited time with a permit​.

3). All vehicles must display a valid PCV parking sticker​.

Guest Policies

1). Overnight guests must be registered with the office​.

2). Guests staying longer than 30 days require written approval from the Board of Directors.

Monthly fees cover common area maintenance, landscaping, community amenities, HOA services, internet, cable, water, sewer, manager, recreational facilities, and common area taxes.

"Wonderful community was easy access to grocery stores, pharmacy and fast food. Overall, this community is extremely well kept up. The people are very friendly. What really stands out is 144 units are really not on top of each other. Yes, it is a mobile home park. However, they do have some semblance of privacy. You can see that people are not restrictive from showing a little bit of their personality. It does not come across as stuffy. It also does not have an entrance gate, which keeps costs down.

There are benches around the lake for drinking your coffee. There is a adorable little dog park. You can see the pool and the clubhouse up by the mailboxes. If you look way back behind the pool, you'll also see that there are kayaks by the lake. Overall you get a lot of bang for your buck at this wonderful little neighborhood. I could absolutely see myself retiring here."
